Most of Beeliar is housing estates built since the 1990s, laid out around parks and the edge of the Beeliar Regional Park wetlands. The busier calls come from the roads on the edges. Beeliar Drive carries traffic between the coast at Coogee and the Kwinana Freeway at Cockburn Central, and its busy signalised junctions see plenty of minor crashes. Russell Road on the southern side is used by trucks heading for the industrial areas, so breakdowns there need careful handling. Beeliar Drive forms the boundary with Yangebup to the north, and continues east past Hammond Road to Cockburn Central and the freeway. Russell Road marks the southern boundary with Wattleup. To the west is Munster, and to the east is Success, with Thomsons Lake Nature Reserve taking up a large share of the suburb’s land.
Spearwood Avenue and Durnin Avenue carry local traffic through the estates and towards the shops.
